Many people tend to think that by hiring a real estate agent, they are losing out on money that they could have saved if they sold their own home. This has probably as much truth to it as the existence of Sasquatch. It happens all too often ? people posting that ?For Sale? sign on their front yards, in hopes of somebody showing some interest. Fat chance somebody, or ANYBODY for that matter shows interest within a reasonable amount of time!
Blood-sucking leeches ? too often, people think this way about the average, everyday real estate agent. Sure, agents may earn a commission off every property sale that they broker, but the bottom line is, real estate professionals, emphasis on the last word, have it clearly on their JD that they must help their clients in every way possible ? and they do, in the bowdlerized words of maligned NFL quarterback Derek Anderson, take this stuff seriously. What this translates to, is the ability of the real estate agent to tap into sales and marketing channels that the average home owner or purchaser could not use.
People who buy or sell properties do not have access to the multiple listing service, weekly advertisements in major news outlets (paper, television and radio), and an extended lead network that provides fresh referrals. The FSBO only has access to newspaper and sometimes magazine ads and positive word of mouth ? nothing more.
What?s more persuasive and readily accessible to an immediate buyer?
Really, there are so many for sale by owners who discredit themselves inadvertently by insisting, quite emphatically at that, ?I?ll do it myself, no need for help.? A FSBO would be better off utilizing the wide range of available resources he or she has, instead of working independently. These are resources that are normally handled by a skillful knowing and accommodating real estate agent.
So how does a fsbo find the right agent? Simple ? go ask your friends, family, coworkers, even the random hobo on the street (who might have had a home once) about reliable real estate brokers. There has to be more than just a whit of research done, a whole lot of due diligence, in fact, when separating the wheat from the chaff and choosing the most reliable agency and the specific agent for the FSBO to use. It doesn?t matter if it?s a he or a she, old or young, New Yorker or Angeleno, fellow American or quirky Brit. What matters is how well they can sell, and you would want to ask them questions, such as the number of sales facilitated in the previous month. Are there any particular quirks in the agent?s game plan that he/she could use to his/her advantage, and what?s on the playbook anyway? ? find this out. And most of all, determine how much of a personality they have. Determination and personality go a long way!
